A Chapter 718 website can also simplify records requests.
Under Chapter 718, a condominium association may fulfill a records request by directing an authorized requester to a record that is already posted. A maintained portal can make that response faster and easier to document. HOA duties are governed separately by Chapter 720.
Without it, every records demand becomes a manual scramble with a clock attached — and the statute presumes willfulness after just 10 working days of silence. Your angriest owner knows this. Their attorney certainly does.

Is my association actually covered by this law?
If your condominium association has 25 or more units, yes. House Bill 1021 (2024) lowered the website threshold from 150 units to 25, with compliance due January 1, 2026. That swept in more than 11,000 Florida associations that were never covered before — most of them small, self-managed buildings.
Homeowners associations have a separate, parallel requirement (100+ parcels, §720.303, effective January 1, 2025) — and we support HOAs too, with Chapter 720 profiles, terminology, deadlines, and citations built in.
What actually happens if we don't comply?
There's no website police issuing daily fines — anyone telling you otherwise is misquoting the statute. The real mechanism is sharper: any owner can demand records, and a willful failure to respond costs the association $500 minimum in statutory damages plus the owner's attorney's fees, per request — with willfulness presumed after 10 working days (§718.111(12)(c)). Owners can also file DBPR complaints, and buyers' lenders increasingly check for transparency during sales.

We already have a website. Aren't we done?
Not necessarily. The statute requires a password-protected owners-only section containing specific records — posted within statutory windows and kept current — plus conspicuously posted meeting notices. A marketing site alone does not establish whether those protected requirements are being met. The statutory checklist above shows what applies, and an authenticated review can establish the association's actual status.
Who keeps it up to date? Our board changes every year.
